Close to Faridabad are the splinter remnants of the Aravalli Range of Rajashtan and it is this hilly terrain which separates this town from the Millennium city of Gurgaon. But, this hilly terrain is no longer a virgin area of forests since the demand for road based connectivity between Faridabad, Gurgaon and Delhi has led to road building projects being initiated in this region. Realising the immense potential which this connectivity will throw open, leading builders have developed housing projects on this areas such as the Omaxe Hills project of Faridabad. These projects coming up in hilly areas pose many problems which the developers have to plan out for.
Fortunately, these hilly terrains
have stable strata of rocks because the Aravallis now represent only the eroded
remnants of a once big mountain range. This stability prevents problems of
landslides and soil slippages from occurring but, at the same time, due to
their stability, these are also very difficult to dig. However, the latest
earth moving machinery can make it possible for builders to achieve the task
with relative easy. This machinery is costly to operate and, therefore, it
makes more sense for the apartment projects such as Omaxe Hills Faridabad to
come up since the cost is divided per apartment.
Besides the problem of building
the foundation, it is also important to apply the post-digging slope
stabilization methods with concrete in order to provide solid foundation to the
structure. Further, since hilly regions receive a good amount of rainfall, it
is important to design the houses in such a way that the rainwater runs down.
In order to stem the surface run-off of the water during the rainy season,
there has to be a provision for water harvesting in these residential units, in
addition to the government supplies.
Therefore, in general, there is
an increase in the cost of construction as compared to the construction in the
plains region. The mix of material used for construction would also vary
between the plains and the hilly regions.
Despite problems in construction,
there are some benefits of the hilly area projects. These are generally less
prone to earthquake damage since the shock waves are not transmitted easily
through the rock terrains. It is only when the strata of the mountains is not
stable and there is a good amount of soil and mud in the composition of the mountain
that the earthquake can cause damage to the buildings due to boulder or rock
fall movement downhill. For this reason, Omaxe Hills and other similar projects
in similar terrains are safer than in the plains regions.
There were times when the houses
in hilly terrains were built using natural bamboo and wooden materials since it
was difficult to manually dig the foundations. But, this made these buildings
highly risky since these could be easily broken by landslides or such
calamities. With advancement in construction technology it is possible to make
digging easier as well as use materials other that the conventional one for
enhanced safety.
